Is a Reverse Mortgage Right for You? Oregon Guide

Explore the Arizona Reverse Mortgage Guide

For many Portland-area homeowners, a reverse mortgage can turn part of their home equity into usable funds without requiring monthly principal and interest payments. It can also reduce the equity available later, so it deserves a careful review alongside other options.

What a HECM reverse mortgage does

A Home Equity Conversion Mortgage (HECM) is the most common reverse mortgage and is insured by the Federal Housing Administration. It is generally available to homeowners age 62 or older who meet financial, property and occupancy requirements. The home remains in the borrower’s name, while interest and financed costs are added to the loan balance over time.

When it may be worth exploring

  • You expect to remain in the home as your principal residence.
  • You have substantial equity and want to compare ways to improve monthly cash flow.
  • You can continue paying property taxes, homeowners insurance, applicable HOA charges and home-maintenance costs.
  • You understand that the loan balance usually grows and available home equity may decline.
  • You have discussed the possible effect on a spouse, heirs and your longer-term housing plans.

Important responsibilities and costs

A HECM does not remove the ordinary costs of owning a home. Borrowers must keep the property as their principal residence, pay required property charges on time and maintain the home. The loan can become due and payable if these obligations are not met.

Costs may include an appraisal, origination and closing charges, FHA mortgage insurance, interest and possible servicing fees. Some costs may be financed, but doing so reduces the proceeds available and increases the balance. A personalized proposal should show the assumptions, costs and projected balance clearly.

Questions to ask before deciding

  1. How long do I expect to stay in this home?
  2. Which payment option—line of credit, monthly advances, lump sum or a combination—fits my goal?
  3. How will the loan affect future equity and my estate?
  4. Can I comfortably maintain taxes, insurance and repairs?
  5. What alternatives should I compare, including selling, downsizing, a home-equity loan or other retirement resources?
